Revenue drivers
- LGI Homes (entry-level and active adult) — The core business, selling attached and detached entry-level homes and active adult offerings across 21 states; in 2025, the company closed 4,788 homes at an average sales price of $364,035 excluding leased-home sales.
- Terrata Homes (luxury) — Luxury home brand marketed and sold at higher price points; in 2025 overall sales prices ranged from approximately $192,000 to more than $1,230,000.
- Wholesale / single-family rental — Sells homes primarily to large institutions through bulk sales agreements; this channel produced lumpy closings, including 103 leased homes sold in 2024.
- Land and other revenues — Includes sale of home sites and other land; generated $27.7 million in the six months ended June 30, 2026, compared with $36.7 million in the prior-year period.

Strategy
LGI maintains a flexible land strategy of purchasing or optioning finished lots or acquiring raw land for development, and focuses on entry-level buyers. It operates a self-development platform that management credits with supporting margins. The company also pursues complementary activities including wholesale bulk sales to institutional rental investors, building and leasing single-family homes, and joint ventures for mortgage and insurance services. During Q2 2026 it reduced debt by $128.6 million, ending with a debt-to-capital ratio of 42.6%, and aims to balance sales pace, profitability and inventory management.
Risks
- Interest rate exposure — As of December 31, 2025, $527.6 million of variable-rate debt was outstanding under the Credit Agreement at SOFR plus 1.85%; a hypothetical 100 basis point increase above the SOFR floor would raise annual interest cost by approximately $5.3 million.
- Gross margin compression — Homebuilding gross margin declined to 19.8% in Q2 2026 from 22.9% a year earlier, and adjusted homebuilding gross margin fell to 23.2% from 25.5%, reflecting pricing and incentive pressures.
- Declining profitability and revenue — Annual revenue fell from $3.05 billion in 2021 to $1.71 billion in 2025, and net income dropped from $429.6 million to $72.6 million over the same period; first-half 2026 net income also declined 18.0% year over year.
- Negative operating cash flow — Operating cash flow has been negative in each year from 2022 through 2025, including negative $140.0 million in 2025, driven by land and inventory investment.
Outlook
Management raised full-year 2026 guidance for average sales price per home closed to $360,000–$370,000 and for homebuilding gross margin to 19.0%–21.0%, with adjusted homebuilding gross margin of 22.5%–24.5%. It also reiterated other full-year 2026 outlook items. CEO Eric Lipar stated confidence in achieving all 2026 objectives with strong visibility into the second half of the year.
